Prepare for the Inspection

Based on the real estate contract in Wisconsin a “Seller shall permit Buyer and Buyer’s agents access to the Property at reasonable times. The buyer may have the Property inspected by inspectors selected by the Buyer as permitted by law. Seller at Seller’s expense shall turn on existing utilities for inspections”.

It is also important to note that real estate agents are required to inspect the property but do not have the education nor certification to conduct a thorough inspection. "A licensee (i.e realtor) is not required to complete a reasonably competent and diligent inspection."

Having the property ready for an inspection can prevent unnecessary delays. For liability reasons, inspectors do not move personal property. Most inspectors will charge an additional fee if they return to the property to inspect items that were not accessible or if the utilities were off.

The buyer/seller should confirm that:

1.  All utilities (electric, water, gas) are on

2.  All pilot lights are lit

3.  All locks are removed or unlocked from areas that may prohibit inspector accessibility such as attics, doors, etc.

4.  Attic access is clear

5.  Crawl space (if provided) access is clear

6.  Electrical panels are accessible

7.  Water heater is accessible

8.  Furnace is accessible

9.  Cooling system is accessible

10. Built-in kitchen appliances are accessible and ready to operate

11. Pets are secure

Why Hire an Inspector?

There are many reasons to hire a home inspector when you are buying or selling a home. An inspection can help you:

  • Identify potential defects or problems with the home, condo or commercial building
  • Make an informed decision whether or not to buy the home, condo or commercial building
  • Negotiate a lower purchase price if there are defects
  • Avoid costly repairs after you move in

What to Expect During a Home or Condo Inspection:

A home or condo inspection typically takes between 3 to 4 hours to complete. I will provide you with a written report that details my findings within 24 hours and usually the same day. The report will include a description of any defects or issues that should be addressed.

A commercial inspection typically takes longer and may require additional members of the team with specific specialties.
